Cotality Collateral Investigate release: updates to appraisal scoring, assignment workflows, rules, and checklists
This September 30, 2026 production release delivers enhancements to appraisal scoring, assignment workflows, review findings, checklist usability, and rule management. It also includes important fixes for Reconsideration of Value (ROV) workflows, Get Next processing, assignment logic, exports, and platform reliability.
What's new
Cotality appraisal score enhancements
Introduced enhanced appraisal score auditing to provide greater transparency into score calculations.
Appraisal scores are now retained when orders are closed to preserve historical results.
Restricted Appraisal Update and Completion Report orders are excluded from appraisal score calculations.
Submitted Reconsideration of Value (ROV) reviews are now included in appraisal score evaluation where applicable.
Tier and assignment enhancements
Client-created tiers can now be configured as ROV tiers, providing greater flexibility in review workflow design.
Assignment configuration now provides access to the complete findings rule set when configuring tier assignment criteria.
Rule updates
Reactivated address mismatch rules to improve data quality validation.
Updated rule processing to remove deprecated GSE-specific rule files that are no longer applicable.
Implemented additional rule updates and analysis improvements to strengthen rule accuracy and reliability

Checklist and review experience improvements
Checklist toggle labels and values now display more clearly using inline or multi-line formatting as appropriate. Edit in the Checklist builder.
Finding comments now display timestamps, providing better visibility into review activity history.
Recent Activity has been refined to reduce redundant log entries and improve readability.
The Subject Property icon has been updated within map displays to improve visual clarity.
Assignment and workflow improvements
Get Next assignment processing now prioritizes past-due holistic review dates more effectively.
Direct platform reviewer workflows now support escalation actions.
Orders without an associated checklist now show a disabled checklist indicator for clearer status visibility.
Revision request processing has been improved to prevent duplicate submissions during request completion.
Rules and platform improvements
Continued rule analysis and cleanup efforts to improve rule execution consistency and overall review quality.
We formally retired deprecated rules from active processing.
Completed infrastructure and platform updates to improve maintainability, performance, and long-term stability.

Fixed issues affecting Reconsideration of Value (ROV) workflows, including tier locking, rule population, assignment behavior, and related error messaging.
Fixed an issue where ROV tiers could ignore configured auto-assignment settings.
Fixed false-positive findings related to ADU count and structure identifier validations.
Fixed an issue where PDF-only order workflows could be blocked by unnecessary rule validation during order creation.
Fixed assignment logic where an unfired "If Any" rule could incorrectly prevent tier assignment when no other qualifying criteria existed.
Fixed appraisal score calculations on tier reviews to ensure scores are derived from the appropriate review findings.
Fixed an issue preventing additional Get Next options from being added in tier configuration.
Fixed an issue where lending authority assignment priorities were not being retained after saving.
Fixed an issue where revision request PDF artifacts could be returned using an incorrect file type.
Fixed an issue where decision controls could remain enabled when they should have been unavailable.
Fixed manual finding validation to properly enforce comment length limits and display appropriate validation messaging.
Fixed uploader attribution display issues within the Associated Files tab.
Fixed an issue where Request Revision actions remained available for orders already undergoing revision.
Fixed export functionality from the Orders page.
Fixed workflow issues related to assignment, findings management, and review processing.
Fixed rule execution and coverage issues identified through ongoing rule analysis efforts.
